Site Improvement Grant Programs

Site Improvement Grants assist property owners in improving the appearance of their business sites in highly visible areas of Denison.

Most Site Improvement Grant Programs are matching grant programs funded by the Denison Development Alliance (DDA) to improve the appearance of business sites that are in highly visible areas as defined by the Denison Development Alliance and to encourage quality design. Site Improvement Grants are designated to assist in two areas, each with unique requirements and qualifications:

  1. Denison’s Downtown District, and
  2. Gateway Streets.

The Downtown District has two grants: 1) a Regular Project, which consists of a 50/50 match with a possible $25,000 maximum reimbursement (based upon a building facade’s square footage) on a $50,000 qualified expenditure; and 2) a Targeted Building Project, which is a grant provided on a case-by-case basis.

The Gateway Site Improvement Grant provides a 60/40 match with a building/property owner receiving a reimbursement maximum of $12,000 for site improvements with a $20,000 qualified expenditure.

Any retail, non-profit, or commercial building/business owner within the designated program areas (see map below) is eligible to apply. The grant application and supporting documents must be submitted prior to any work being initiated.

Denison Gateway Site Improvement Grant Program

Focused on projects along targeted Denison “Gateways”–the major roads that lead to the heart of Denison. The grant application and support documents must be submitted to the DDA for review prior to any work being initiated. Grant funding limit is up to $12,000 per building address along the "Gateways" for qualifying site improvements.

Downtown District Site Improvement Grant for Regular Project

Focused on regular projects in Denison's Downtown corridor (a regular project is for site work not at a Targeted Building). Maintaining the City’s historical significance is supported by the Historic Preservation Board (HPB) which works to ensure regular projects meet established standards. The HPB application process is separate from the DDA Site Improvement Grant consideration but HPB actions, decisions, and opinions will be taken into consideration in the Application Process. HPB approval is required for building permits. The grant application and support documents must be submitted to the HPB Board and DDA prior to any work being initiated. Grant funding limit is up to $25,000 per building address in Denison's Downtown District as designated on the grant map.

Downtown District Site Improvement Grant for Targeted Building Project

Focused on projects in the Denison's Downtown District on a building that has been targeted for redevelopment or renovation by the Denison Development Alliance. Targeted Buildings are located on highly visible sites, in highly visible areas and/or hold historical value to the City of Denison and are in need of redevelopment and renovation. Grant funding for a Targeted Building is on a case-by-case basis.
